If you “for sale by owner”, you as the seller do NOT have access to this data so you are not armed with information to negotiate.

  • Pedigree Agents and Brokers have trained annually on personal and home safety protocols and have access to lockbox systems and third-party tour scheduling provider(s) that can digitally schedule and track home tour traffic. If you “for sale by owner”, you as the Seller manage home tour scheduling personally and have no tracking method for ensuring personal or home safety.

  • Pedigree Agents and Brokers have professional print and digital marketing services in place to provide the most comprehensive sales campaign to obtain the broadest buyer reach; including, professional photography, videography, social media ads and boosts, etc. If you “for sale by owner”, you as a seller are left to determine the best marketing solutions for your sale.

  • Pedigree Agents and Brokers manage your sales transaction from start to finish; including, writing a competitive contract, negotiating counter offers, and ensuring sellers adhere to critical contract deadlines; such as home inspection, inspection repair addendum(s), appraisal completion, closing and possession dates, etc.) in accordance to contract terms. If you “for sale by owner”, you as the seller do not have real estate contract knowledge including how to navigate critical timelines that can negatively disrupt or void contract(s).MPORTANT FACT: On average, more than 80% of buyers are represented by a real estate professional. In a for sale by owner transaction, many times seller(s) are asked to pay buyer agent commission. Thus, giving the buyer the greatest advantage.

SELLING in Ten Easy Steps

STEP 1 – Discovery and research.

Your agent will tour your home and facilitate an in-depth discussion on your goals for the sale and specific property details; such as, physical features, age of systems and local amenities.

STEP 2 – The listing appointment.

Your agent will discuss comparable sales within your neighborhood, city and county. These sales statistics AND your home’s salability factors will be the basis for a listing price range recommendation. You will agree on a list price and sign representation agreements.

STEP 3 – Home is prepped for listing.

Your agent will provide you with recommendations for improving salability factors of the home (for example: painting, upgrading fixtures, home cleaning, yard maintenance, fence repair, etc.) You will both align on a marketing strategy and a professional photographer will be scheduled.

STEP 4 – It’s listing day.

Your agent will list your home on the national Multiple Listing Service database. This is shared with various public sites (i.e. Zillow.com, Realtor.com, etc.). Yard signs and lock boxes are placed. Your personal showing preferences are provided to a third-party scheduler.

STEP 5 – Finding a buyer.

Your agent will launch your marketing campaign exposing your home across multiple marketing channels and host an Open House Event until you are satisfied with the quantity and quality of offers. Your agent will share all offers with you as they are received.

STEP 6 – Finalizing the contract.

Your agent will review all contract terms and conditions with you for each contract received and share his/her professional opinion on how to approach counter-offer negotiations. Your agent mediates all negotiations with buyer’s agent to ensure contract requirements and timelines are met.

STEP 7 – Inspections.

Two inspections occur throughout the transaction period. The home inspection is scheduled by the buyer. The inspector is likely to recommend repairs or upgrades. Your agent will support you on negotiating the buyer repair requests. The termite inspection is scheduled by the title company. Most generally, buyers will request a letter of clearance and one-year termite policy. There are critical timelines associated with this part of the transaction, your agent will ensure timelines are adhered to.

STEP 8 – Underwriting and Appraisal.

Underwriting is the most time-consuming phase of the loan process in which the buyer’s chosen financial institution takes a deep dive into the buyer’s financial history to determine if they want to take on the risk of approving the loan. The appraisal is scheduled and managed by the buyer’s financial institution and results in a report outlining an estimation of the property’s fair market value based on location, condition and recent market sales. The estimated appraised value cannot be less than the loan amount. Your agent will communicate any appraisal discrepancies and support you with mediating and negotiating contract details if necessary.

STEP 9 – Preparing to close.

Your agent will help you select a title company to formally close your sales transaction. It is the title company’s role to ensure the title to your property is unencumbered; meaning, they can confirm you and only you own it and there are no liens on the property. In addition, they provide title insurance as a precaution if future challenges with title arise. Your agent will partner with buyer agent to conduct a final walkthrough of the property to be sure all repairs are accurate and the property is still in its original condition as per the date the contract was signed.

STEP 10 – It’s Closing Day!

The last step! Closing is facilitated by the title company. You will be provided copies of all signed documents. Your agent will discontinue marketing, exchange keys with buyers and collect yard sign and lock box.
